Landlords: Be prepared for new energy efficiency regulations, says Sequence

With new Minimum Energy Efficiency Standards (MEES) Regulations coming into force from April 2018, local letting agency Sequence is advising landlords that it’s now more important than ever to instruct an experienced, knowledgeable letting agent who is able to guide them through all such legislative changes within the lettings industry.

Under the new regulations, private sector landlords will not be able to grant new leases of properties to new or existing tenants with an EPC band rating of F or G.   Failure to comply could incur penalties of up to £150,000. Therefore, the local team is urging landlords to review the energy efficiency of their properties and ensure they meet new standards for the Energy Performance Certificate (EPC) band rating.

“Now is the time for landlords to assess their current letting agent and make sure they instruct an expert team who understands recent changes in legislation,” says Stephen Nation, Group Lettings Managing Director at parent company Sequence.  “There has been a raft of changes over recent years from Right to Rent checks to the Deregulations Act, making it essential that landlords receive expert advice and ‘MEES’ will be upon us very soon. If works need to be carried out to increase the energy efficiency of a property, it is best to give yourself plenty of time for this to take place and to get properties reassessed.”
