Terms and Conditions for the William H Brown Lowestoft Full Property Management Service Fees 3 Months Free Offer

1)    The William H Brown Lowestoft Full Property Management Service Fees 3 Months Free Offer (the “Discount Promotion”) is offered by William H Brown, a trading name of Countrywide Estate Agents Limited (company number 00789476) whose registered office address is at Cumbria House, 16-20 Hockliffe Street, Leighton Buzzard, Bedfordshire, LU7 1GN (the “Promoter”).

2)    The Discount Promotion is open to eligible customers only. An eligible customer is one who:

a.     is 18 years old or over (Proof of age and identity may be required);
b.     owns a property that is not currently managed by the Promoter at the commencement of the Promotional Period (Property);
c.     has an interest in letting the Property to potential tenants;
d.     has not had the Promoter let or manage the Property previously.

(an “Eligible Customer”).

An Eligible Customer excludes employees of the Promoter, their families, associates and any other persons who are in any way connected to the Promoter and/or the Discount Promotion.

3)    Eligible Customers may claim the Discount Promotion by signing the Promoter’s Terms of Business for Full Property Management Services (the “Agreement”) to instruct the Promoter to manage the Property for at least 12 months which commences during the period between 09:00 hrs (GMT) on 7th January 2026 and 23:59 hrs (GMT) on 30th April 2026 (inclusive) (the “Promotional Period”). Agreements that are signed and commence outside of these dates and times will not be valid for the Discount Promotion. The Discount Promotion will terminate automatically at 23:59 hours on 30th April 2026.

4)    The Discount Promotion will apply to the first 3 months’ Full Management Services Fees in respect of an Agreement that commences during the Promotional Period only (a “Relevant Agreement”), normally payable by the Eligible Customer, subject to availability and contract. The Discount Promotion will be applied to the first 3 months’ Full Management Services Fees for a Property that fall due after signature of the Relevant Agreement, with Full Management Services Fees due monthly thereafter at the rates specified in the Relevant Agreement.

5)    For the avoidance of doubt, the Eligible Customer’s first 3 instalments of Full Property Management Service Fees under a Relevant Agreement shall be reduced by 100% of the standard monthly rate for the first 3 months of the new managed instruction only. All other fees included in the Promoter’s Agreement shall remain payable. For example, should the Eligible Customer enter into a Relevant Agreement to claim the Discount Promotion on a Property, which has not previously been let or managed by the Promoter and agree to a minimum of a 12-month property management term, then, the first 3 months' Full Management Services Fees payable by the Eligible Customer shall be reduced by 100%. Thereafter, the Eligible Customer shall pay the full monthly Full Management Service Fee value set out in the Relevant Agreement. The Promoter’s standard fee for Full Management Services is 13% plus VAT of rent collected. By way of example only, after the expiry of the initial 3-month period, the fee for the Full Management Service on a monthly rental value of £1,500 would be £195 plus VAT per month.

6)    The management of the Property is subject to the terms of the Relevant Agreement including but not limited to the payment of the Promoter’s fees for the Full Management Service after the 3-month free period has expired and other additional applicable fees as set out in the Relevant Agreement such as Landlord Regulation Checks, Energy Performance Certificate (EPC), Gas Safety Certificate, Exclusive Tax Free Service or any other services offered by other Connells Group companies, which will all remain payable in full and in accordance with their respective signed terms/agreements. The Promotion does not apply to any of the additional required fees.

7)    In addition to the above, the Discount Promotion is subject to the following conditions:

a.     The Property being available for occupation by a tenant(s) within 6 weeks of the date the Eligible Customer enters into the Relevant Agreement with the Promoter; and
b.     The Full Property Management Service is subject to a £750 (£900 Inc. VAT) minimum fee per tenancy, per year.

8)    The Discount Promotion is non-transferable, non-exchangeable and no cash alternative (whether in part or whole) is offered. The Promoter reserves the right to offer an alternative promotion of equal or higher value if circumstances beyond the Promoter’s control make it necessary to do so.

9)    The Promoter’s decision on the Discount Promotion shall be final and binding. The Eligible Customer shall always be at the Promoter’s discretion.

10)  In the event of unforeseen circumstances, the Promoter reserves the right to hold void, cancel, suspend, or amend the Discount Promotion at any time without notice where it becomes necessary to do so. For the avoidance of doubt this includes the right to amend these Terms and Conditions. Properties that have already been instructed prior to the Promotional Period are not included within the Promotion.

11)  Events may occur that render the Discount Promotion and applying the Discount Promotion impossible due to reasons beyond the control of the Promoter and accordingly the Promoter may at its absolute discretion vary or amend the Discount Promotion and the entrant agrees that no liability shall attach to the Promoter as a result thereof.

12)  The Discount Promotion cannot be used in conjunction with any other offer or discount.

13)  By claiming the Discount Promotion you accept and agree to be bound by these Terms and Conditions. The Promoter reserves the right to refuse to apply the Discount Promotion in the event of any fraud, dishonesty, breach of these Terms and Conditions or non-entitlement by you, and may seek to recover the value of the Discount Promotion from you if the Discount Promotion has already been awarded.

14)  In the event of a conflict or contradiction between these Terms and Conditions, any promotional material and any correspondence or any other document relating to the Discount Promotion, these Terms and Conditions will prevail.

15)  The Promoter will only process your personal information in accordance with the Promoter’s privacy policy, which can be accessed at: https://www.williamhbrown.co.uk/privacy

16)  If you have instructed another agent on a lettings property management basis, please consider those terms before entering into the Relevant Agreement with the Promoter.

17)  These Terms and Conditions shall be governed by the laws of England and Wales and the Courts of England and Wales shall have exclusive jurisdiction.
