Why have a property survey done?
You are about to make one of the most important decisions of your life when it comes to purchasing a property, so getting a survey is the best way to reassure you that you know what is going on behind the scenes with that property and get advice on the property market valuation too.
You have a few options when it comes to property surveys, all ranging in the level of detail you get in your final report. You don't need to buy your home through Sequence to use the survey and valuation services either. Read on to see the different surveying options (link to options below) you can choose from.

Are these the same type of surveys that my mortgage lender will arrange?
No. All the lender needs is a valuation of the property, so they are comfortable that they are not lending you more than the property is worth. Although you may be paying for it, this valuation is carried out for the benefit of the lender only. It is not a detailed inspection, and it will not necessarily alert you to faults or potential issues with the condition of the property unless it affects the mortgageability.

Being part of the Connells Group, we work with Connells Surveys and Valuations to give you access to RICS-qualified surveyors. Whether you are purchasing through Sequence or not, you can still use the Connells Surveying and Valuation services. Your local Sequence office can book your appointment, or you can go directly to the Connells Survey and Valuation website.
What types of surveys are available?
RICS Home Survey Level 2 - without Valuation
The RICS Home Survey Level 2 - without valuation is intended to provide advice for anyone purchasing a residential property. It includes a physical inspection of the property and provides a report based on that inspection.
The Home Survey Level 2 Survey without valuation will give you professional advice so you can:
- Make a reasoned and informed decision on whether to go ahead with buying the property
- Take into account any significant repairs or replacements the property needs
- Consider what further advice you should take before committing to purchasing the property
RICS Home Survey Level 2 - Survey and Valuation
The RICS Home Survey Level 2 includes both survey and valuation elements within this service. It is intended to provide advice for anyone purchasing a residential property. It includes a physical inspection of the property with a report based on the findings, and includes a property valuation too.
The Home Survey Level 2 Survey and Valuation service will give you professional advice so you can:
- Make an informed decision on what is a reasonable price to pay for the property
- Make a reasoned and informed decision on whether to go ahead with buying the property
- Take into account any significant repairs or replacements the property needs
- Consider what further advice you should take before committing to purchasing the property
RICS Home Survey Level 3 Report
Our RICS Home Survey Level 3 includes a thorough physical inspection of the property and provides a detailed report based on that inspection.
The Home Survey Level 3 Report will give you professional advice, and within the report, this will help you:
- Make a reasoned and informed decision when purchasing the property and identify any areas you may need to plan for when it comes to repairs, maintenance or upgrading the property
- Understand the condition of the property, fully detailed
- Describe the identifiable risk of potential or hidden defects
- Propose the most probable cause(s) of the defects based on the inspection
- Make recommendations as to any further actions or advice that need to be obtained before committing to a purchase.
How do I obtain a survey?
You have a few options when it comes to booking a property survey. Through our teams, you can:
- Book a survey with one of your local Sequence estate agents - find your nearest office.
- If you are applying for a mortgage, your Mortgage Consultant will organise a survey to be carried out alongside the mortgage valuation.
